Find the entrance
Look for Villa Ixoria at 6, Il-Fraxxnu, St Julian's. You'll see a white gate with the name "IXORIA" on the wall.

Open the gate
The small pedestrian gate is unlocked from the inside. Reach your hand through the opening in the gate to release the inner latch (see photo).

Open the keybox
Once inside, you'll find a black Smiths keybox marked with the number "1". Use the code 6745 to open it and take out the key labeled "Unit 1".

You're in!
Use the key to unlock the main door of the villa. Welcome to Villa Ixoria! Please remember to put the key back in the keybox on departure. If anything is unclear or you need help, message Martina via WhatsApp at any time.

Please leave the villa by 10:00 AM on your departure day.
Just close the main door behind you on your way out — no keys to return.

Leave your bags at the villa
On your departure day, you're welcome to leave your luggage at the villa until 3:00 PM. Just let Martina know via WhatsApp.

Villa Ixoria has two Wi-Fi networks — connect to the one closest to where you are in the villa for the best signal.

No smoking indoors — €250 fee applies
Smoking is only permitted on balconies or outdoor areas. Please close windows and doors when smoking outside.

Switch off lights and air conditioning when you head out — even for a short while.

Noise & neighbours
Please keep noise low between 11:00 PM and 8:00 AM.

Parties and events of any kind are not permitted in the apartment or building.

Waste collection
Please take garbage bags out only during the designated collection windows: morning 08:00–08:30, evening 18:00–18:30. Do not leave garbage in corridors or outside the apartment.

Towels — fee based on damage
Please do not heavily stain towels. Replacement costs will apply if towels are damaged beyond normal use.

No pets
Pets are not permitted. This is a building regulation that applies to all residents and guests.

🏊 Two private pools
The villa has two private pools for exclusive guest use — one on the ground level and one on the upper level. Please follow basic safety guidelines — no glass near the water, supervise children at all times.

Enjoy the outdoor space. Please respect the plants and keep the area tidy.
🏡 Private villa
This is a private villa, not a hotel. Daily cleaning and towel changes are not included.
🧹 Additional cleaning & towels
Extra cleaning or towel changes can be requested separately, subject to availability and extra charges.
🔌 UK plug sockets
Malta uses three-pin UK-style plugs. Bring a universal adapter if needed.
🗣️ Language
English is widely spoken. Locals also speak Maltese — a few words go a long way.
💳 Currency
Malta uses the Euro (€). Cards are widely accepted.
